Where to Live in Reedley: The Town and the Towns Around It

Reedley is small enough to cross in minutes. Where you rent comes down to the age of the house, the drive to work and whether a neighbouring town suits you better.

Reedley covers about 5.6 square miles and had 25,227 residents at the 2020 census, according to Wikipedia (read October 2026). Where you live inside it matters less than how old the house is, how far you drive to work, and whether a neighbouring town would suit you better.

What the rental market looks like

The Census Bureau's 2020 to 2024 American Community Survey, via Census Reporter, counts 3,187 renter households, about 44 per cent of all households. About 36 per cent of them rent a detached house and just over half live in duplexes, fourplexes and apartment buildings. In the same survey, about one home in five predates 1960, more than a third was built between 1990 and 2009, and about 7 per cent since 2010.

The survey's median gross rent, utilities included, is $1,288. For asking rents, Zumper had 17 listings for the whole town on 4 October 2026, with medians of $1,100 for a one-bedroom, $1,600 for a two-bedroom and $2,395 for a three-bedroom. Nobody publishes rents by neighbourhood here, so what follows describes places, not price gaps.

Furnished supply is thinner still. On 4 October 2026 Airbnb's monthly-stays page for Reedley featured two places in town and filled the rest with Parlier and Dinuba.

Downtown and the Kings River

Downtown is the few blocks around G Street. A fire in August 1902 destroyed both sides of the 1000 block and the town rebuilt in brick; the Opera House opened in 1903, according to Kings River Life (10 January 2015). The city's tourism page (read October 2026) puts the River City Theater in the Opera House on 10th Street and the Rails to Trails Parkway, from downtown to the college, at 2.5 miles by 2008. It also records 4,135 residents in 1950, so the pre-war bungalows are on the old grid, not the edges.

The trade-off is character and a walk to G Street against older construction and an air-conditioning unit worth asking about before July, when Weather Spark (read October 2026) puts the average high at 97°F (36°C). It suits a single person or a couple who want to walk somewhere in the evening.

The Kings River edge is quieter and more spread out. The same city page puts Reedley Beach and Cricket Hollow Park on the river at Olsen Avenue, and Cricket Hollow is Reedley's public launch in California State Parks' boating directory. Fishing and kayaking are the reason to live here. The river is not always open: after the record 2023 snowpack, heavy flows kept it closed until the first weekend of August, ABC30 reported (7 August 2023). Fewer houses means fewer vacancies, so expect to wait.

North Reedley and the newer east side

Reedley College on North Reed Avenue and Adventist Health Reedley on West Cypress Avenue are both north of downtown on OpenStreetMap. The college's Sequoia Hall houses 100 women and 100 men, Wikipedia notes, citing the college (August 2026). The hospital has 49 licensed beds, per the state's HCAI profile (read October 2026). It is the natural first look for students, college staff and hospital contract workers, and Reed Avenue runs north to its own junction on Highway 180 (Wikipedia), the easier start for east Fresno or Clovis.

The east side, along Manning Avenue towards Buttonwillow Avenue, is where the town is growing. Manning is the primary retail corridor, and the Save Mart-anchored Reedley Shopping Center sits at Manning and Buttonwillow, per its leasing listing. In October 2026 Century Communities' Bravado on South Almond Avenue was sold out, D.R. Horton's Westhaven was selling three- to five-bedroom houses from $398,490, and the city's August 2025 environmental review for Westhaven 2 covers 166 more lots off South Buttonwillow Avenue. For renters that means whole houses with garages and newer air conditioning, at three-bedroom money. You drive for nearly everything.

Daily life, wherever you land

Heat and air. Weather Spark's hot season runs 5 June to 22 September, with average highs above 89°F (32°C). The American Lung Association's State of the Air 2026 (21 April 2026) ranks Fresno fifth worst in the country for ozone and fourth for annual particle pollution, on 2022 to 2024 data. That is regional: moving across town does not change it.

The drive. Manning Avenue runs west to Highway 99 at Fowler, exit 121 in Wikipedia's exit list; Reed Avenue runs north to Highway 180. Rome2rio estimates about 25 miles and 30 minutes to Fresno without traffic (read 4 October 2026). In the 2020 to 2024 census figures, about a third of Reedley's workers get to work in under 15 minutes and nearly one in five takes 45 minutes or more. Winter tule fog makes the pre-dawn run the hard part. The Fresno County Rural Transit Agency runs weekdays, 7am to 5:30pm: fine for errands, not for a shift.

Shopping and schools. For groceries there is the Save Mart on Manning; for a bigger store, Dinuba has a Walmart Supercenter on West El Monte Way. Reedley and Orange Cove share the Kings Canyon Unified School District; Dinuba, Sanger, Kingsburg and Parlier have their own districts.

The towns around Reedley

On the same census table, Reedley ($1,288), Kingsburg ($1,277), Dinuba and Sanger ($1,209 each) are within each other's margins of error. Parlier ($1,105) and Orange Cove ($1,103) are measurably cheaper than Reedley, and Fresno ($1,421) and Clovis ($1,792) clearly dearer. Drive times are Rome2rio estimates read on 4 October 2026, populations are 2020 census figures from Wikipedia, and renter shares come from the census tenure table.

  • Dinuba: about 7 miles, 10 minutes, across the line in Tulare County; 24,563 people. Reedley's size and price.
  • Sanger: about 13 miles, 17 minutes; 26,617 people. It is 13 miles from Fresno, so nearer the city.
  • Kingsburg: about 11 miles, 15 minutes, on the Kings River and 21 miles from Fresno; 12,380 people. Only about 28 per cent of households rent, so there is less to choose from.
  • Parlier: about 5 miles, 8 minutes; 14,576 people. With Orange Cove, the lowest median rent of the group, and 54 per cent of households rent.
  • Orange Cove: 8 miles east-northeast; 9,649 people. The highest renter share here, about 57 per cent, but the furthest from Fresno.
  • Fresno and Clovis: about 30 and 36 minutes. Fresno has 89,985 renter households, about 28 times Reedley's, so furnished and short-stay choice is wider by scale alone. You pay more rent, and drive back if your work is here.

Choosing by situation

  • Reedley College student or staff: north Reedley, then downtown, with the rail trail between them. Apply early for one of Sequoia Hall's 200 places if you qualify.
  • Contract at Adventist Health Reedley: north Reedley. Furnished places are a handful at any time, so start early and widen to Dinuba and Parlier. For a Fresno contract, live in Fresno or Clovis unless you want the small town.
  • Packing season or farm work: Reedley, Parlier, Orange Cove or Dinuba. You arrive when everyone doing the same work arrives, so line up housing before the job starts.
  • A family on a long lease: the east-side tract houses, or Kingsburg if you can wait for a vacancy.
  • Commuting to Fresno: north Reedley and Highway 180 for east Fresno and Clovis; Manning Avenue and Highway 99 for the south of the city; Sanger for the shortest drive.
  • Near the water: the Kings River edge, if you can wait and can live with high-water closures.
  • A short or holiday stay: downtown, for G Street on foot, if one of the few short-stay places is free.

None of this is measured street by street. Census figures average five years and lag the market, Zumper's sample is under twenty listings, and builders' price lists move. Everything above was checked in early October 2026. Before you sign, drive the route to work at the hour you would drive it, and ask how old the air conditioning is.
