What “verified” means
Every listing carries the date we last confirmed it with its owner: the place still exists, it is still free, and the price is still the one shown.
We ask again every thirty days. A listing nobody confirms is unpublished after sixty. That date is printed on the listing so you can judge it yourself rather than take our word for it.
How renting works in Reedley
Reedley has no tourist season and a small rental market: Zumper listed 17 active rentals for the whole town on 4 October 2026.
Short stays, under 30 nights
Nightly platforms sell these, and the city regulates them. Under section 10.50.150 of Reedley's zoning code (GoCodebook's copy, read 21 October 2026), a let of fewer than 30 consecutive days is a short-term rental, and the owner needs a zone clearance and a city business licence for it. The spring blossom brings day visitors, not tenants.
A month or a few months
This is the length a hospital contract, a college term or a packing season needs, and furnished supply is thin: on 4 October 2026 Airbnb's monthly-stays page for Reedley featured two places in town and filled the rest with Parlier and Dinuba. A furnished place usually includes furniture, linen and internet but not electricity, and in a Valley summer that is the bill to ask about. Start six to eight weeks out for a hospital contract. Small units are hardest to find in the fortnight before the college terms start on 10 August 2026 and 11 January 2027.
A year's lease
In Fresno or Visalia a lease usually means a managed complex. In Reedley it is more often an older house, half a duplex or a unit behind someone's home. Zumper's medians on 4 October 2026 were about $1,100 for a one-bedroom and $1,600 for a two-bedroom. Expect an application and a credit check. Since 1 July 2024 the security deposit is limited to one month's rent for most landlords (California Attorney General, 6 February 2024), or two months for some small landlords with no more than two rental properties and four units (Department of Real Estate, 28 May 2025). It must come back, less itemised deductions, within 21 days of moving out.

Not from you, and not from the owner. Listing is free and we take no commission on any rental agreed through this site.

What we never do
We hold no money, sign no contract on anyone's behalf, take no commission, and never publish an address without the owner's explicit permission.
