Cost of Living in Reedley: What a Month Actually Costs

What a month in Reedley really costs in 2026, with a source behind every figure, from the summer PG&E bill to the drive into Fresno.

Reedley is a farming town on the Kings River in Fresno County, about 22 miles east-southeast of Fresno, with 25,227 residents at the 2020 census. People rent here for a hospital contract, a packing season, a job site or family, by the month or on a long lease, more often than for a holiday. Here is what a month costs, with a source for each number.

What a month's rent actually costs

Reedley is too small for the usual rent datasets. RentCafe, which averages buildings of 50 units or more, showed no figure at all for Reedley on 2 September 2026. Zumper listed 17 active rentals for the whole town on 4 October 2026 and warns it lacks the inventory for full data. What the sources show, for unfurnished asking rents:

  • Zumper, 4 October 2026: a median of about $1,100 for a one-bedroom and $1,600 for a two-bedroom, with $2,395 for a three-bedroom.
  • Apartments.com's Reedley market page: about $1,122 on average across all sizes in August 2026, and $1,111 for a one-bedroom in its November 2025 reading.
  • HUD's Fair Market Rents for fiscal year 2026, in force from 1 October 2025 to 30 September 2026: $1,355 for a one-bedroom, $1,664 for a two-bedroom. It covers the whole county including Fresno itself, so read it as a ceiling.

No public dataset tracks furnished monthly rents here. If you are renting furnished, treat these figures as your floor and get the all-in monthly number from the owner in writing.

Reedley against Fresno and Visalia

RentCafe's readings for 31 August 2026 put the average Fresno apartment at $1,621, with $1,391 for a one-bedroom and $1,636 for a two-bedroom. Visalia came out higher: $1,715 on average, $1,591 for a one-bedroom and $1,705 for a two-bedroom.

Against Reedley's roughly $1,100 and $1,600 the gap is real, but it is not like-for-like. In Fresno and Visalia you are pricing a managed complex. Here you are pricing an older house, half a duplex or a unit behind someone's home, and you pay the difference back in driving.

What is included, and what the utilities cost

On a furnished stay of one to six months the usual split is that furniture, kitchen equipment, linen and internet come with the place and electricity does not. Water, sewer and refuse are billed by the City of Reedley against the property, so owners often keep those accounts and fold an allowance into the rent. Ask before you commit: is electricity included, whose name is the account in, is there a usage cap, and when does the deposit come back.

Reedley is in PG&E territory, and electricity is the largest variable in a Valley budget. Under PG&E's residential rate schedules effective 1 March 2026 the average bundled residential rate is roughly 39 cents per kilowatt-hour; the default plan, E-TOU-C, prices the 4pm to 9pm peak at around 52 cents and off-peak at around 37 cents, and the same restructuring added a fixed Base Services Charge of about $24 a month. The US Energy Information Administration put California's statewide average at 33.25 cents per kWh in May 2026.

Then usage. California households average roughly 500 kWh a month, but that hides the Valley: the hot inland climate zone averages around 700 kWh against about 385 kWh on the coast, and the difference is air conditioning. At PG&E's rate a 700 kWh July is about $270 of energy before the fixed charge, and an older house with a tired unit goes past that. That is arithmetic, not a measured Reedley bill, but it is the figure to plan around in summer. Winter is a fraction of it.

Water is predictable. Reedley's council adopted the current schedule in June 2024: since 1 July 2025 the monthly service charge on a three-quarter or one-inch meter is $47.87, with consumption at $1.46 per 1,000 gallons up to 15,000 gallons. A modest household lands around $55 to $65. The city bills sewer and refuse too but publishes no rates online, so ask. For internet, BroadbandNow and Allconnect's 2026 listings for zip code 93654 show Xfinity cable reaching about 85 per cent of Reedley addresses from roughly $30 a month and AT&T DSL up to 100 Mbps from around $40. Fibre is patchy.

Food, and eating out

The USDA's monthly Cost of Food at Home report, on figures updated in December 2025, puts its Thrifty plan at about $296 a month for a woman aged 19 to 50, about $370 for a man and about $993 for a family of four. Its Moderate-cost plan runs roughly $390 to $500 for one adult. Those are national averages, so treat them as a floor in California.

Produce is the exception. The Fresno County Agricultural Commissioner recorded $9.03 billion of production in 2024 across more than 350 crops, much of it grown within a few miles of town. Eating out is harder to price: nobody publishes a restaurant index for a town this size. The shape of it is taquerias, fast food along the Manning Avenue corridor, and a handful of sit-down places downtown. Kitchens close early and there is little to do afterwards.

Getting around, and the drives that set the budget

You need a car. AAA put California's average for regular gasoline at $6.04 a gallon on 16 September 2026 and $6.19 on 22 September, the highest in the country.

Reedley to Fresno is about 25 miles, roughly 30 minutes without traffic, according to Rome2rio (read 4 October 2026). That is the run to Kaiser Permanente's Fresno Medical Center and to Community Regional Medical Center, the 685-bed Level I trauma centre and UCSF Fresno teaching hospital downtown. In town, Adventist Health Reedley is a 49-bed acute care hospital on West Cypress Avenue with a 24-hour emergency department, which is why a share of the people renting monthly here are its staff.

The Fresno County Rural Transit Agency connects Reedley with Fresno, Dinuba and Kingsburg; fares within a community run 35 to 75 cents one way, intercity fares from 75 cents to about $6.00. Usable for errands, not a substitute for a car on a shift rota.

Fresno Yosemite International, the region's airport, is on the east side of Fresno, the side nearer Reedley. The National Park Service puts the Kings Canyon entrance on Highway 180 at about an hour and a quarter from that airport, and Sequoia's Highway 198 entrance at about an hour and three-quarters. Highway 180 passes north of Reedley, and Reed Avenue runs up to it (Wikipedia), so Big Stump is a shorter run from here than from Fresno.

Prices and rates move, several on fixed dates: PG&E's in January and March, Reedley's water charges each July, HUD's benchmarks each October. Every figure above was checked in September or early October 2026. Check the source before you sign.
